According to the Greenwich Multiple Listing Association there have been 87 new single family homes listed between March 1 and March 28.  However, upon further investigation 31 of them are relisted properties that were either taken off the market for a month or two or had expired recently and are back on the market within a few days of that expiration. As you can see from the chart below, according to the GMLS, November had a slight rise over last November with 34 single family homes sold in Greenwich as compared to 30 last November. Some of the other statistics indicate that this November pretty solid all around with a slight increase in the list to sale price ratio. This is a key piece of information that all sellers should note and it is often attributed to days on market. The numbers for single family home sales in 2011 are in from the Greenwich Multiple listing service.  As you may have read, the “new home” sales for 2011 in the national market was the worst seen since the 1960s.  Not great news for the housing market around the country; but if you drive around Greenwich you will see there are now a few spec houses being built which is always a good sign.  Greenwich also did well in existing home sales in 2011.  Volume was up over the last 3 years with 524 single family homes sold compared to 482 in 2010 and 333 in 2009.  Average sale price was...

August was a pretty good month in Greenwich real estate even with Irene paying us a call.  There were 47 closings on single family homes and 32 accepted offers, contingency contracts or executed contracts.  Most of the homes, 13 of them sold in the $2,000,000- $2,999,999 price range with 9 selling in the $1,000,000 – $1,499,999 range.  Only 2 sold over $5,000,000 and 2 under $599,999.  Median days on market were 91 and median list to sale price ratio was 94.6%. As we discussed in last month’s newsletter, sales in June were considerably up in order to avoid the increased State Conveyance Tax imposed on sellers which went into effect on July 1. As expected, July sales were down over the previous two years with 44 single family homes sold in 2011 compared to 51 in July of 2009 and 55 in July of 2010.
